What should the customer know about your pricing (e.g., discounts, fees)?

Leasing fee is 1/3 of 1st months rent (if unit is under management), and 50% if we don't manage the unit. Management fee is 6-10% of gross rent collected, based on portfolio size. Management fee covers inspections, valued at roughly 1% of gross rents (2 semi-annual inspections). We will also perform in-house maintenance at $45/hr

What is your typical process for working with a new customer?

Our first step is meet with the owner and understand the owner's properties, tenant situation, and overall property management needs. If the owner decides to have us manage the property, we will email our property management agreement and owner-property information form for the owner to review and e-sign. Then we will onboard the owner, property and tenants into our system and processes. This will include setting up the owners bank account and portal to receive rent electronically have access to reports, giving the tenants a welcome letter and orientation for how to pay rent and raise maintenance requests. We perform an initial inspection for all new properties, addressing any immediate issues with the property, and identifying potential improvements to bring to the owners attention.

What education and/or training do you have that relates to your work?

Bachelors degree in business from Indiana University. 15 years experience investing in real estate, including properties in Jeffersonville and Clarksville. Our company has been in business for 1 year, with 9 units under management as of June 2024

How did you get started doing this type of work?

I've been investing since 2007 when I purchased my first property in Bloomington, IN. Over the years my passion for investing has grown. I enjoy improving the properties in the communities we live, and providing good customer service for owners and tenants. Several years ago I decided I wanted to go full time into property management and start my own property management company. Last year I obtained my real estate license and launched GC Property Services. The GC stands for Greater Clark. The company will focus on being a property management leader in Clark and Floyd Counties, Indiana.

Describe a recent project you are fond of. How long did it take?

There are many. Recently we had a situation where a tenant was in violation of their lease, and there was very bad relationship between the owner and the tenant. The owner approached us and we took over managing the property. We were able to get the tenant in compliance with the lease, avoiding a costly eviction for the owner, and established a firm but respectful relationship with the tenant.

What advice would you give a customer looking to hire a provider in your area of work?

Think about what is important to you as an owner. What is the most you are willing to pay in management fees? Are you just looking for cash flow or are you looking to build equity by making improvements in the asset. And what level of involvement do you want to have? Are you wanting the handle specific aspects, such as maintenance? Then Interview potential managers, and come to the meeting with specific questions tailored to your needs. I would ask managers to explain their process is for screening, maintaining the property, minimizing turnover time and dealing with problem tenants. Make sure the manager has a plan to perform semi-annual inspections to inspect the property thoroughly. I've saved money finding issues during the semi-annual inspections, that I was able to fix before they became bigger problems . Ask manager about their process for rent collection and dealing with a difficult tenant. See if manager can demonstrate some knowledge for how to deal with a tenant that is either not paying rent or not following the lease.
