I am a certified home inspector and also WDI certified. We help clients make an informed decision about a home purchase or help in selling an existing home. I include a termite inspection in the price of all of my inspections. I also do Phase Inspections for clients who are in the process of building their own home. What should the customer know about your pricing (e.g., discounts, fees)?

My prices are based on square footage. Obviously the bigger the square footage the longer the inspection will take. I also do a termite inspection for every client. A termite inspection alone can cost up to $100., I include that in my service.

What is your typical process for working with a new customer?

When I visit with a client I will get some details about the inspection, agree on a day and time and typically like the client to show up at the end of the inspection so I can go over things that I will be putting in the report. Inspections take a minimum of 2 hours and I will get the report out to my clients the same day. I will also send out information before the inspection that will outline what I do during an inspection.

What education and/or training do you have that relates to your work?

I was trained at Champions School of Real Estate. It took me about 6 months to finish my training and I followed it up with a WDI (wood destroying insect) certification. All home inspectors in Texas must be certified through TREC (Texas Real Estate Commission). My TREC certification # is 23938. My WDI certification # is .

How did you get started doing this type of work?

I have always done work on houses over the years and had a good basic knowledge of construction when I started my certification classes. I retired from teaching and coaching and started this business . I really enjoy the different things you see while doing inspections and helping people with the biggest purchase of their life.

What types of customers have you worked with?

I have worked mainly with clients purchasing their own home in all parts of the Houston area. I have also worked with investors that are purchasing a property to rent. I have done pre-sale inspections for clients that were in the process of putting their house on the market. I do phase inspections for clients that are building a home starting at a pre- pour inspection when the slab is poured.

Describe a recent project you are fond of. How long did it take?

I did a phase inspection for a young couple from Waller that were building a home in Sugarland. I started with inspecting the slab before it was poured and finished a couple of months later with a final inspection before the final walk through. Lots of joy watching a beautiful home being built for a young couple starting out.

What advice would you give a customer looking to hire a provider in your area of work?

You want to hire someone that is detailed and is going to give you all the information you need to make a intelligent decision about your purchase. Remember, the inspector is not emotional about the house you are looking at. He is independent from the seller and is working for you. Lots of houses look great from the outside but a good inspector will be able to find out if there are any underlying problems that my need more evaluation .

I always ask clients if they have any specific concerns about a property that they want me to spend a little extra time looking at.
