We are co-owned by Karoline Kasasa, an experienced construction manager and designer with a decade of commercial and residential experience in the construction industry. Our team has managed the construction of hundreds of kitchens, bathrooms and full home remodels in the DMV; even hotels, condos, and multifamily buildings. We work closely with homeowners, investors, developers, designers, architects, and our construction team to design and build beautiful spaces that exceed expectations. You'll notice we pay close attention to detail beginning with our initial appointment where we listen and document your needs and concerns. We then prepare a line-item proposal and detailed scope of work. We even prepare renderings for you during the design process. As our client, you will be given access to our client portal for the duration of the project. You will be able to view your project schedule, track progress in real-time, communicate directly with our team, receive daily job updates, and make online payments from anywhere in the world. What should the customer know about your pricing (e.g., discounts, fees)?

1. We specialize in larger projects and usually don't take on small projects less than $10,000. Final price varies based on complexity, finishes, permits, and scope of work but here's a general price breakdown per project: - Full Bathroom Remodel: $11,500 - $15,000+ - Full Kitchen Remodel: $18,000 - $50,000+ - Full Home Remodel: $50 - $150/sf+ 1. We prepare detailed line-item proposals for our clients so they can fully understand what it takes to get their project done without surprises. 2. We don't charge any markup on material prices and pass any contractor discounts we receive from vendors onto our clients. 3. We will try to match any verified written bid from a licensed contractor. 4. Repeat clients receive discount pricing. 5. Ask about our referral program!

What is your typical process for working with a new customer?

We believe in communication before construction. It's important for us to hear your ideas, concerns, and expectations. Our process emphasizes communication and collaboration at the beginning of a project so that construction runs smoothly during the process. We value planning and strategic design to avoid any unnecessary surprises and costs. 1. Initial Consultation - Generally 45-90 minutes. During this initial meeting we can get a good sense of your project, ask questions, discuss your expectations for the project timeline and how much you want to invest in your home. 2. Proposal/Quote - We send you a detailed line-item proposal with a full written scope of work for your approval. All our proposals include your design selection allowances, estimated start date and timeline, along with insurance and financing information. Payment Note: A retainer fee is due upon approval and you will be given client portal access upon receipt. 3. Design & Plan Development - You may work with our Designer, Architect, and Engineering team, or we can accommodate your team and/or existing plans. The initial Design & Style meeting will be a site visit to your home for our Designer to become better acquainted with the space, confirm measurements, and discuss design aesthetics. Following that meeting, we will develop 2-3 conceptual designs for your consideration. Concurrently, our Designer will assist you with design/product selections. 4. Trade Walkthrough – About 2/3rds of the way through the Design Development period, we will perform a Trade Walkthrough with our production staff and team of trade people specific to your project. During that visit, we will peak behind walls, discuss mechanicals, and make sure it’s constructible. We don’t like surprises and neither do our clients. By doing this, we are confident that we can give you a firm price for the scope of work. 5. Authorization to Proceed – At the conclusion of the Design Development phase, we review any changes to the design plans resulting from the Trade Walkthrough, revised drawings, design selections, scope of work, project schedule, and corresponding pricing. We will also value engineer ways to reduce to overall project cost while maintaining the desired design aesthetic, performance, and quality. We will review every detail with you to ensure accuracy before submitting for permits. Payment Note: Upon authorization to proceed, a deposit payment is due. 6. Pre-Construction & Permitting – Pre-construction is the phase where we plan the execution of your project. There are three key parts. A. Permits and Engineering: We finalize any structural engineering required before submitting for permits. B. Design Confirmation Meeting: We will review and finalize design selections so that long lead items can be ordered. C. Pre-Construction Meeting: This is the meeting where your Project Manager will walk you through the construction schedule, discuss locations for the lockbox, dumpster, and material deliveries. We also review any other special accommodations our may clients need. 7. Construction – During construction, our Lead Carpenter will be on-site daily as needed. You will be provided with your Project Manager and Designer’s numbers and are encouraged to call with any questions or concerns you may have from 9:00 am – 7:00 pm Monday through Friday. They will communicate with you daily to resolve problems, provide schedule updates. We also send out a weekly Project Update via our portal and email to keep you informed of the progress. 8. Substantial Completion – At Substantial Completion a (the point at which the space may be used for its intended purpose) we will schedule a Punch List meeting to walk through your home and ensure you are completely satisfied with our craftmanship. 9. Warranty – We provide a one-year Warranty on our work and follow-up with you long after your project is complete to ensure you’re completely satisfied. We schedule any rework required within 30 days.

Karoline has a decade of hands-on experience in construction management and design. She has worked on commercial, residential, and government construction projects throughout her career and overseen hundreds of kitchens, bathrooms, and full home remodels. Our Project Managers, Foremen, and Tradesmen each have a minimum of 10-years of experience. Whatever challenges your project has, you can bet we've seen it before.

How did you get started doing this type of work?

Karoline started her career working as an assistant at a kitchen and bath remodeling company. Over the years she worked her way up to Project Manager and began managing projects for hotels, condos, apartment buildings, and homeowners. After her previous employer sold the business, she decided to leverage her experience and start her own firm.

Describe a recent project you are fond of. How long did it take?

We recently completed a full remodel fix & flip project in Annapolis for one of our favorite repeat clients. The house was filled with mold, needed a new roof, new HVAC, new plumbing, new electrical, new floors, new everything. It was an absolute mess! Our team put everything they had into the home, working 6 days a week, 4 months straight to get it done. During the final inspection the bank inspector left my clients a voicemail saying it's one of the most beautiful transformations she's seen in her entire career and that the quality of work was tremendous. My client sent me the voicemail and I've saved it forever as the ultimate endorsement.

What advice would you give a customer looking to hire a provider in your area of work?

When searching for a contractor, look for a company you can build a long-term relationship with. There are several things to consider when hiring a general contractor for your project. Some are important to note in the initial meeting, other considerations will become apparent once you receive your estimates. Are they on-time to your initial appointment and are they actually listening to what you're saying? A contractor that doesn't listen to you now, will not suddenly begin listening to you when your project starts. Do they take any notes or pictures during meetings? If they're not writing anything down, they're not gonna remember it later! You can bet some work will be missing from their estimate and they will appear to be more affordable than another contractor that included everything. Documentation and attention to detail are fundamentally important in construction and prevent costly mistakes and omissions. Do they have any kind of online presence or physical address where I can go to hold them accountable if anything goes wrong with your project or you need to make a warranty claim? Do they have any references (actually call and don't be shy to ask to go see the work)? Beware of hiring the random guy off the street with the lowest price by far that's going to disappear with your deposit! Do they offer any warranty on their work?
