Introduction

Hi, I'm Roy Piatt. I've been a resident of Anne Arundel County for more than 30 years and I am a certified and licensed general contractor. I specialize in custom additions that enable families to enjoy more space in their homes and improve the quality of their lives. From one-room to two-story additions that potentially include a new bathroom, kitchen, playroom and more, I will help you design and create the space in your home that you've always dreamed of. Additionally, I can do major overhaul home renovations. Quality craftsmanship is what I hang my hat on; I treat every project like I was doing it for my own family.

Q&A

What should the customer know about your pricing (e.g., discounts, fees)?

unfold fold
Estimates for large projects such as an addition or a major renovation take time to finalize - many discussions between the client and myself must take place to determine the scope of the project, the style of the renovations, and ideas as they converge during the planning and drafting. I can provide a "ballpark" on what something may cost based on our initial discussions, but until the materials can be priced out and labor costs are figured into the equation, a true estimate takes time and possibly must be adjusted as planning continues. Pricing can also be affected by true costs for materials at the time of actual purchase as post-pandemic prices have been fluctuating due to supply chain issues. I am very transparent and upfront about the cost of your project and how that aligns with your budget. My prices are very fair and are usually less cost-prohibitive compared to competitors' prices.

What is your typical process for working with a new customer?

unfold fold
The first thing I like to do is meet with the client and personally look at the property. I will listen to your ideas, desires, and budget for the project and provide suggestions and ideas based on my experience. If the client decides to continue, we schedule a second meeting where I will provide sketches of the project and provide an estimate. Once we agree on a price, timeline, and expectations, I finalize the contract and begin the project. I will handle all aspects of getting permits.

What education and/or training do you have that relates to your work?

unfold fold
I have a contractor's license and I am LEAD certified. My education of construction came from many years of hands-on experience working in the business. I also took several drafting classes that have enabled me to produce architectural drawings and floor plans.

How did you get started doing this type of work?

unfold fold
I grew up learning from and working with my grandfather who worked in home renovations and construction. He was my mentor and teacher; I got hands-on experience working with him before I became a mechanic. I returned to the business and started A&N Contracting approximately 10 years ago.

What types of customers have you worked with?

unfold fold
I've worked with architects and general contractors, as well as residential and commercial customers.

Describe a recent project you are fond of. How long did it take?

unfold fold
I recently added a complete addition to a home that included bumping out the kitchen and dining room, adding a full master bedroom and bathroom as well as a laundry and HVAC storage space. The customer's father moved in with them and she already had two sons - the addition gave them the extra space they desperately needed and she got "the bedroom and bathroom of her dreams." The project also included a full renovation of a family room and bathroom that was converted into an in-law suite. This allowed the family to live together, yet still have their own space and privacy. The entire project took approximately eight months, start to finish.

What advice would you give a customer looking to hire a provider in your area of work?

unfold fold
My advice is to be specific about your wants and needs; the more I know, the better I can provide ideas, guidance, and suggestions, as well as prices that are accurate and in line with your expectations and budget. If you have champagne tastes but are on a beer budget, I am an expert at getting the two to meet in the middle. Also, be prepared for projects to take longer than expected due to permit delays that cannot be avoided due to county government limitations (restricted hours, etc...) - especially while we are still in a quasi-pandemic.

What questions should customers think through before talking to professionals about their project?

unfold fold
Strongly consider your expectations and your budget - are they in line with one another? Your budget will determine the scope of the project. Are you willing to be inconvenienced to some degree during the construction phase?
