What should the customer know about your pricing (e.g., discounts, fees)?

Absolute Property Management offers the best rates and greatest value of all property management companies in Sacramento. We offer 3 easy pricing options, with plans as low as $109 per month. All plans include Full-Service property management. We don't charge any mark-up fees for maintenance items, or any other junk fees. What is your typical process for working with a new customer?

As an owner, the first step in the process is for you to choose a service plan which best meets your needs. Once you have chosen the service plan that that’s right for you, call us to discuss the next steps. We will need you to sign a Property Management Agreement, which will spell out many of the terms of service. For vacant properties, we will schedule an initial on-site visit at the property, where we will take notes and offer suggestions on what (if anything) is needed, in order to get the property rent-ready. You will need to complete an Owner Property Questionnaire (located on our website) where you will list important details about the home (Ex: Does the home have solar?, HOA & Utility details, and so on). Once the home is rent-ready, we will take photos of the home and create an attractive rental ad. We will then find you a quality tenant, and we will screen the tenant to insure they have good credit, good income, no criminal record, and no evictions. We will prepare a Lease Agreement for you and the tenant to sign, and we will then set up portal accounts for you and the tenant...the tenant will be able to make payments directly through their portal, and you will be able to view / download statements, and so on.

How did you get started doing this type of work?

I purchased my first rental property in 2007, and I bought my first apartment complex a few years after that. Although I'm now a top-producing Realtor in Sacramento, I actually started my real estate career as a real estate investor...in addition to managing my own rental properties, I've bought and sold many investment properties of my own. Today, as a top Sacramento Realtor, I now focus primarily on my clients' investments. Having helped 100's of clients buy and sell homes in the Sacramento area, I noticed that a lot of my clients were buying homes as investments to rent out for cash-flow. Many of my clients had expressed the need to find a quality, reliable, and affordable property manager to help them with their rental properties, which is what prompted me to offer property management services. Thus, I founded Absolute Property Management, with the goal of offering the best quality property management services, at the most affordable rates. Through using the combined knowledge gained from my own investment experience, along with the experience gained through helping my clients, I possess an extensive and well-rounded knowledge of real estate, which helps me to provide exceptional service for my clients. We work with all types of property owners, including individuals, LLCs & Trusts, and investors. Our owner clients are very diverse, and come from all different walks of life, having different experience levels. Some of our owner clients brand new to real estate, and renting their first property out. Others have entire portfolios of properties, and have been buying, selling, and renting homes out for many years. Whatever the case, our platform and business model is such that we set up to service the needs of many different types of owners, with different needs.

Describe a recent project you are fond of. How long did it take?

Recently an owner contacted us for help managing her property in Anatolia. She had hired another management company who took lousy photos, didn't effectively advertise the home, and after 3 weeks had "zero" applicants lined up for her. We took the property on, walked the property, made recommendations, took quality photos and build an attractive ad, and within just 5 days we found a great tenant for the owner. The tenant had perfect credit, great income, and she was willing to move in immediately. We prepared the Lease Agreement, ensured all parties signed it, the tenant paid her first month's rent and security deposit, and we delivered keys.

What advice would you give a customer looking to hire a provider in your area of work?

You want to work with a property management company who is organized, keeps good records, is on top of things, and understands what is going on with any given property at any given time. We recently took over management of a property, where the previous management company hadn't been to the owner's rental in over 2 years...they didn't even know who was living at the home and even worse, the company itself didn't even know which one of their staff was the designated property manager for the home - almost like they didn't even know they were managing the home...which is REALLY BAD!! Make sure the management company uses an actual "property management software," specially designed to track certain accounts like "Rent Income" and "Maintenance Expense." A good management software should make it easy for owners, tenants, and property managers to use. At Absolute Property Management, we use Rentvine...a world-class leading property management software which 1.) allows tenants to easily pay their rent online, and 2.) makes owner statements easy for owners to read and download. Make sure the management company has a full-service accounting team helping with the company's accounting, including monthly account balancing & reconciliation, issuing owner disbursements and statements consistently every month, and making sure all monies are accurately accounted for in the trust account...mismanagement of trust funds is far more likely to occur if the management company does not have a full-service accounting team who specializes in property management. A good property management company should stay on top of tenant rent payments, notices, dates, and deadlines...failing to give certain notices in a timely manner can be extremely costly in more ways than one.

What questions should customers think through before talking to professionals about their project?

When choosing a property management company in the Sacramento area, make sure to ask them what their process is. Do they do walk-throughs? How do they advertise? Who pays for advertising fees? Are they full-service? Make sure to read the fine print...many other property management companies charge mark-up fees for maintenance requests, collect (and profit from) tenant application fees, and charge other "junk fees" to you, the owner. At Absolute Property Management, we do not charge any mark-up fees for maintenance requests, nor any other junk fees. We also do not collect application fees from tenants. Instead, we use Zillow applications for all properties we list for rent...this helps lower our (and the Owner's) liability while also providing the most cost effective yet thorough application screening solution. By using Zillow applications, we are able to view applicants' credit report & score, plus a background check for criminal and eviction records. When choosing a property management company in Sacramento, ask them what their screening process is. Having the right systems in place, and taking the time to properly screen tenants "before" they move in is the #1 most important step that will make the difference between whether you have a great long-term tenant who always pays on time, or whether you have a nightmare tenant who always pays late (or stops paying rent completely!)
