How did you get started doing this type of work?

There was a need for a great property management company that focused on MULTIfamily properties in the greater Phoenix area. The clients I worked with to buy and sell MULTIfamily properties were having trouble finding a company they could rely on to manage their properties.

What types of customers have you worked with?

We work with two types of investors. The first being a long term hold investor. This is someone that owns MULTIfamily properties because they want to build a portfolio for the long term. The second is a short term investor. This is someone that purchases a property, renovates it, leases it and ends up selling in less than 5 years for a quicker profit.

Describe a recent project you are fond of. How long did it take?

We took on a small MULTIfamily property for an out of state owner. He purchased it sight unseen and after close, found out what he really purchased was a boarded up property that needed a lot of work. We were hired to renovate, lease the vacant units, stabilize the property and ultimately sell it for a profit for him.

What advice would you give a customer looking to hire a provider in your area of work?

Check a company's online reviews. If they are not treating your tenants well, you'll find out before hiring them by checking the reviews. There are a lot of property management companies but most only dabble in MULTIfamily properties. Someone who manages mostly single family is not usually a good fit to manage MULTIfamily properties.

What questions should customers think through before talking to professionals about their project?

Ask the the property management company if they can handle make ready repairs such as paint, flooring, appliances, cleaning, etc. as well as ongoing maintenance. Ask how they market and lease your vacant rentals, including asking how long it takes on average for them to place a tenant (or if they even track that).
