What should the customer know about your pricing (e.g., discounts, fees)?

A.I.M. property management services are the lowest cost in the industry at only 7.9 percent of the months’ rent (minimum of $90 per unit). We charge $750 for each tenant placement and guarantee the tenant for at least 12 months. Some of our clients hire us to exclusively place tenants into their properties, which we charge 50 percent of the months’ rent or $1500, whichever is greater. No one in the industry is even close to these affordable prices. Our property management services are catered to seasoned and beginning real estate investors. In any scenario, being a landlord can bring on a new list of responsibilities and headaches that owners are not prepared for. To this end, A.I.M. Property Management serves owners in many different situations from many locations to many types of real estate needs. We offer property management services for the following property type. Single Condominium Units Single Family Homes Townhomes Multi-unit, residential investment property Our experienced staff has developed relationships with many contractors, repairmen and service providers necessary to quickly respond to the needs of tenants and owners when repairs are needed or emergencies arise. We believe that a high quality and professionally managed property is the key to preserving value in the property itself, and benefits the relationship of our tenants and owners.

What is your typical process for working with a new customer?

We meet with each and every owner to review how we can best serve their needs. We strive to answer any and all questions and take the time to explain our services in detail so our expectations are aligned. For example, here are a few of the items of importance: Formal application and screening process for prospective tenants, including credit, background and eviction check, as well as income and past landlord verification Ensuring that proper leasing documentation, disclosures notices, and receipts are submitted to tenants and owners as regulated by state and local laws Collection of monthly rents and depositing net income in owners accounts Managing security deposits as regulated by state and local laws Generating monthly and annual financial statements for owner Respond to tenant inquiries and maintenance requests, including 24/7 emergency support Timely renewal process notification to tenants All written and verbal communication regarding lease terms, payments, and rent increases Treatment of delinquent tenants Enforce and collect all late fees Coordinate or deliver all necessary notices pertaining to eviction or termination of lease Coordinate with owner, attorney and tenants in the case of an eviction or termination of lease Negotiate maintenance and repair rates with all contractors Coordinate with contractors for all preventative maintenance issues such as HVAC cleaning, filter changes, lawn servicing, snow removal or cleaning Manage repair requests by coordinating with all contractors and tenants in a timely and efficient manner Billing and receipt documentation, as well as communication with owner for repairs and maintenance Pre and post move inspection coordinated with tenant with video, photo and written documentation Coordinate property improvement processes, including cleaning, painting, lock changing, key delivery and other necessary services Coordinate leasing documentation and moving requirements with building association and tenants Ensure all move in, move out and leasing fees and deposits are paid correctly by all parties

Dennis and Denise are both licensed real estate broker's. They are experienced with over 50 years combined experience. Dennis has a MBA and Denise has a BA.

How did you get started doing this type of work?

Back in 1994 Dennis and Denise tried to rent their home in Ontario. They discovered how expensive it was to go through a property manager with all their start up fees. The PM companies wanted a full month’s rent to find a tenant, 10 percent of the monthly rent and 800 dollars for startup fees. They just didn’t have that kind of money. They decided to rent it on their own. It wasn’t too bad for the first several months, but it did not end well. As you can imagine, without the needed experience they learned a very expensive lesson and eventually sold the property. At the time Dennis worked as a district manager at All American Contractors School and Denise worked as an office manager for a well-established high rise contractor, Swinerton and Walberg. Later, Dennis went to work for a PM company and in a few years earned his Brokers License. They moved to Yucaipa, CA and purchased 4 more homes, lived in one and rented out the others. They began by running the business from their home to save their clients’ money. They started with managing their own properties and then many of their friends and neighbors. In 2010, after much growth, they decided to share office space with a C.P.A. friend in Redlands. A little later, Denise received her Brokers license. They hired several associates and now AIM Property Management thrives and loves to treat both their clients and residents as part of the family. My mother passed away suddenly this past year and my sister and I had to rent out her house to pay for the cost of senior living for our father. We were at such a loss on what to do since we lived so far away and couldn’t handle the work ourselves. What a blessing that we found Denise and Dennis!!!
