What should the customer know about your pricing (e.g., discounts, fees)?

Our pricing is a "a la carte" service, meaning you pay for what you need. Our RentalWatch™ program offers ongoing property management for 4% at a minimum of $99 or 6% at a minimum of $139 a month. When you need tenant placement we offer our TenantMatch™ for only one month's rent with an average days on market of just under 3 weeks.

Describe a recent project you are fond of. How long did it take?

We helped a client out of a real tenant crisis--no lease, sub letting, domestic disputes, severe maintenance problems--it was ugly. We were able to come in, get the tenants out via an eviction, manage the necessary maintenance project, turn over the property and rent it to a nice tenant who pays on time and is generally a perfect resident. We got the owner out of a tricky bind, saved the property and helped the entire neighborhood get rid of the nightmare residents in about 6 months.

What advice would you give a customer looking to hire a provider in your area of work?

As the Real Estate world has just only begun to blend technology in their services. We cannot say the same thing about the property management. A client interested in property management should be looking at a few things when making their choice-- 1. Are the company's goals aligned with mine? 2. Does this company have the experience to take care of my specific problem? 3. Do I trust them? 4. Do I believe they will be around for a long time? (you don't want to change management companies any more often than you have to). There are many companies, many offerings, and many ways to slice this particular apple--find the company that makes you feel comfortable, offers transparency, and avoids potential conflicts of interest.
