What should the customer know about your pricing (e.g., discounts, fees)?

We offer our services starting at $200 per house for monthly management fee. $2500 for tenant acquisition, lease prep, showing the property, marketing & screening tenants. We manage numerous multi-family unit buildings and offer flexibility in pricing averaging $125 per door. In hiring me, consider my experience and knowledge when comparing to other managers: 34 years experience in real estate/property management industry, BA in Management from St. Mary's College, network of contacts, and a licensed California Real Estate Broker (#00884446). I offer early cancellation if you aren't satisfied with my service; therefore, you're not bound to a long-term commitment.

What is your typical process for working with a new customer?

Best to meet at location/site to discuss the management concerns of the customer. We identify the potential problems and discuss strategy implementation. We identify what's most important to the customer and how we can make Property Management simpler.

BA Management from Saint Mary's College in Moraga, California. CA Real Estate Broker's License #00884446. CCIM and ARM training through CCIM Institute (Commercial Real Estate) & (Institute Real Estate Management)

How did you get started doing this type of work?

Transitioned from helping clients buy and sell property to property management. Property management extends our purpose to helping our clients beyond one or two lifetime transactions. It allows Core One to share our vast experience in ways that save my clients money, protect their investments, and fulfill a deeply rewarding purpose. I evolved into Property Management as a Realtor/Real Estate Broker in the East Bay Area. Moreover, I recognized opportunity observing many properties I listed & sold were either underserviced or suffered from lack of quality management.

What types of customers have you worked with?

Professionals, LLC'S, Seniors, Baby Boomers, and people that have inherited property. I also work for other Real Estate Brokers, Spanish speaking customers, and those with extensive property management experience.

Describe a recent project you are fond of. How long did it take?

We took a new account of 5 units in Hayward. One unit was behind in rent. The property was in disarray. Units needed remodeling. Code violations etc. In addition, a 300 ft fence needed replacing. Within three months I supervised the move out/remodeling of the late pay unit , qualified a new tenant at a higher rent, negotiated the replacement of fence with adjoining Owner meanwhile improved the living conditions for existing tenants!

Best is to meet face to face. Ask specific questions. Be transparent about your management style
