Introduction

My name is Forrest and I'm the owner of Focused Property Management which was created in 2009. My company Services and Manages Single-Family Rental Properties in WEST and SOUTHWEST DENVER, (JEFFERSON COUNTY and portions of DENVER COUNTY). I created my company after self-managing my own properties for many years and using that experience to create a management company that I WOULD HIRE! I bought my first rental property in 2009 and currently own 4 Single-Family Rentals. FPM is focused on quality, white-glove service for the SMALL rental property owners that don't get the same level of service as the BIG portfolio Landlords. All of my client's properties get treated exactly the same way I treat my OWN rental properties!

What should the customer know about your pricing (e.g., discounts, fees)?

Simple and Straight forward Management Fee structure. Focused Property Management does not have a laundry list of other fees hidden in the contract. We just manage your property the way we want our personal properties to be managed.

What is your typical process for working with a new customer?

First a discovery call is scheduled when convenient for the property owner with the intent to learn about the property. FPM at this point can prepare a "Lease Analysis" to determine the market potential for the rent at the particular property and a full breakdown of COSTS, and what the owner can expect on a monthly basis with regard to INCOME. Next, if the client is interested in the level of service we provide, an on-site visit with the property owner(s) is scheduled to discuss in more detail and become acquainted with the property in more detail. At this point, if it appears to be a good fit, the client is provided with copies of the Management Agreement, Tenant Lease, and standard rules and regulations for Tenants. The client can review, ask questions etc and if that is all acceptable, a Property onboarding plan is put into motion!

What education and/or training do you have that relates to your work?

Bachelor's Degree in Management with a minor in Real Estate from James Madison University (JMU) Colorado Real Estate license, active since 2009 Commercial and Residential Real Estate transaction experience dating back to 2009 NARPM member- National Association of Property Management Active member (Denver and National Chapter)

How did you get started doing this type of work?

I purchased my first home at the end of 2008, lived in it, remodeled it and started renting out individual bedrooms to my friends. This went well for me and I was able to purchase a second home in 2011 and move into that one while making my first home a long-term rental property! Kept doing this as soon as I had the power to buy again! At the beginning of 2022, I started Focused Property Management after thinking about whom I would want to hire as a property manager. That is how the company was created!

What types of customers have you worked with?

First-time Landlords, 2nd time home buyers planning to keep the first one as a rental for long-term investment and RETIREMENT plan, but not sure where to even begin! Folks with full-time regular jobs, that have dabbled in landlording and just want checks in the mail. They need someone to take good care of their investment though! If they had to continue to be a landlord full time as well as their regular 9-5 job, they would sell the house instead of continue being a HANDS ON property owner/Landlord. I give them the option to keep it BUT quit the hassles. Make their real estate a passive investment and watch the money hit the bank account, but put the headaches aside.

What advice would you give a customer looking to hire a provider in your area of work?

Check the fees section of the contract! The management fee is the one everyone talks about but the other fees are where they end up eating away at all your OWNER INCOME! Understand the full picture before you jump on board with a manager! Also, what level of service are you getting? Will the management company ever see your property in person? Or will they just be sending out vendors and the management fee really only covers the collection of rent and everything else is EXTRA!!!
