What should the customer know about your pricing (e.g., discounts, fees)?

Property Management is a flat monthly fee of $129. Our Tenant Placement fee is based on the length of the lease as follows: 0-17 Month Lease: 1 Month’s rent 18-35 Month Lease: 1.5 Month’s rent 36+ Month Lease: 2 Month’s rent

What is your typical process for working with a new customer?

The first step is meeting with the property owner to discuss our Tenant Placement/Property Management process, services offered and pricing to determine if we are a good fit.

What education and/or training do you have that relates to your work?

I am a Colorado Licensed Real Estate Agent with over 15 years in the Real Estate industry.

How did you get started doing this type of work?

I got first licensed in Chicago, IL right before the big crash of 2008. I saw an opportunity and found my niche in distressed properties, short sales and foreclosures. When I moved to Colorado, I decided to focus more on leasing and property management because it is steady business and more recession proof than traditional real estate sales.

What types of customers have you worked with?

I work with private landlords. Some may only have one or two rentals, while others have five or more.

What advice would you give a customer looking to hire a provider in your area of work?

Make sure to ask all property managers the following questions (my answers in parenthesis): 1. Is your listing agreement exclusive or non-exclusive? (Non-Exclusive) 2. What are your cancellation fees? ($0.00) 3. Do you personally show the properties or use a lockbox/self-show? (I personally show all properties to prospective tenants) 4. Am I notified before repairs are completed? (We do not do any work without your approval) 5. What is your average vacancy time between tenants? (2 weeks or less) 6. Do you market and show occupied properties? (I market and show occupied properties to minimize vacancy) 7. Do I get to select/approve my own tenant? (Yes, you will approve the tenant and sign the lease) 8. Are there any upfront fees? (No)

1. Do you have at least 3 months of financial reserves to cover mortgage, taxes, insurance and repairs? 2. Talk to your accountant or financial advisor about tax benefits of renting your property. 3. How involved do you want to me with the management process?
