What is your typical process for working with a new customer?

After an initial call to understand your objectives and gather important information about timing, timeline, and property information, we complete a no obligation custom rental analysis at no charge for your home. We give you an approximate market rent for your property, a neighborhood rental report, and more for FREE! After we present and discuss the custom rental analysis, we will meet with you to hone our analysis, review the property, and answer any remaining questions.

What education and/or training do you have that relates to your work?

While all members of the team have real estate licenses as required by law, we are property management specialists, not real estate agents that do some property management on the side. More importantly, we are active members of NARPM (the National Association of Residential Property Managers) and complete regular training and attend conferences that are specific to the property management of single family, condos, townhouse, and small multi-family homes.

How did you get started doing this type of work?

Luke E., the owner of the company owned investment property and was looking for quality property management. After an extensive search, Luke found that while there were many quality property managers serving big rental buildings, there was not a quality option for investors of single family homes, condos, townhouses, and small multi-family homes. Luke re-launched Robert C. White & Company to provide quality property management services to that niche.

What types of customers have you worked with?

We have helped clients in all of the following situations: 1) Couldn't sell their home without taking a big loss, but needed to get on with their life. They decided to rent for a period of time until they would list their home for sale again. 2) Moved away for work for an extended assignment (overseas or somewhere else in the US) and planned on moving back. 3) Self-managed the property and had major tenant trouble that needed a professional (e.g., rent collection, major maintenance, etc). 4) Self-managed the property, but didn't have the time or interest in being a landlord. They hired us and re-focused on being a real estate investor. 5) Were unhappy with their current property manager and wanted to find a new partner they could trust.

Describe a recent project you are fond of. How long did it take?

We recently took on a property with an ongoing eviction process. After advising the owner through this process, we were able to quickly get vendors in to clean and prepare the property again for rent. Within 20 days, our team was able to complete all the necessary make ready and find a quality tenant to fill the property with a 2-year lease term! The owners removed a headache and now have peace of mind on their investment property.

What advice would you give a customer looking to hire a provider in your area of work?

One thing some people don't understand about property management is the financial results you get are directly related to the quality of the property manager you have. This is a place where the saying "penny wise but pound foolish" resonates. To give a tangible example, if you select a property manager who charges 9% a month rather than a better one that charges 10% a month, you will save $196 in fees in a year (assuming a $1600 rental). However, if it takes the manager you selected 2 weeks longer to find a quality tenant than the 10% manager, you lost $800 in additional rent - a net loss of over $600.
