Q&A

What should the customer know about your pricing (e.g., discounts, fees)?

unfold fold
Full Scale Leasing: 50% One Month's Rent Long Term Rentals: $300 Start up Fee + 7% of rent Medium Term Rentals: $300 Start up Fee + 10% of rent Short Term Rental: $300 Start up Fee + 20% of revenue Project Management: $300 Start up Fee + 7% of total cost of project

What is your typical process for working with a new customer?

unfold fold
First I start out with a rental analysis and a talk about the customer's goals for their rental. I like to know what the customer needs, what problems they have and immediately start with a solution. I walk through the property and collect pertinent information. Once that is done I send the management or leasing agreement to my clients via Docusign.

What education and/or training do you have that relates to your work?

unfold fold
I am a licensed property manager in Washington D.C. License/Discipline Type: Property Manager License Number: PM40000246

How did you get started doing this type of work?

unfold fold
I started out managing my own short term rental and duplex in SE D.C. I am an engineer by education and training; however I love real estate. I wanted to help people learn the ins and outs of investing specifically in the DMV area.

What types of customers have you worked with?

unfold fold
I have worked with homeowners who are new to being landlords to investors who own multiple properties in D.C. I manage residential homes single family to multifamily.

Describe a recent project you are fond of. How long did it take?

unfold fold
I recently had a project where I set up a short term rental for client who was traveling for work. I was given a blank canvas to work with. I planned out, designed and furnished the rental space in their English basement and even managed the building of a custom kitchenette (see pictures in profile). This project took about a month from start to finish and my client is getting lots of interest from renters online!

What advice would you give a customer looking to hire a provider in your area of work?

unfold fold
I would say look for a provider that values you, your property and your tenants. It's very easy for big or even small companies to make big mistakes because they are too focused on gaining more traction than perfecting their craft with the clients they have.

What questions should customers think through before talking to professionals about their project?

unfold fold
What are your goals for the property? Do you want to continue to build equity? Are you open to exploring short term rentals? Does steady and secure long term rent make sense for me and my property?
