What is your typical process for working with a new customer?

We start by scheduling a free consultation—either virtual or in person—to understand your goals, property details, and any specific needs you may have. From there, we develop a custom short-term rental strategy, which may include listing creation or optimization, interior design recommendations, pricing setup, and onboarding into our management system. Once everything is in place, we take over the day-to-day operations: guest communication, dynamic pricing, turnovers, and maintenance coordination. We provide regular updates and performance reports, so you’re always in the loop while we handle the rest. Our goal is to create a hands-off, profitable, and worry-free experience for you.

What education and/or training do you have that relates to your work?

We've completed Airbnb Host Education programs, and have hands-on experience managing and designing high-performing listings across Florida. In addition, we continuously train in dynamic pricing tools, guest communication best practices, and interior design trends to ensure every property we manage stands out and performs at its best.

How did you get started doing this type of work?

Jax Digital Media started from a passion for real estate, hospitality, and design. It began with managing a few personal Airbnb properties, where we quickly discovered how much impact great guest service, smart pricing, and stylish interiors could have on success. As demand grew, we turned our experience into a full-service business—helping other property owners maximize income while delivering 5-star guest stays. What started as a side project turned into a thriving, guest-focused management company.

We’ve worked with a wide range of clients—from first-time Airbnb hosts and out-of-state investors to busy professionals and vacation home owners looking for hands-free management. Some clients come to us with fully furnished homes ready to list, while others need help with setup, design, and strategy from scratch. Whether it's one unit or an entire portfolio, we tailor our services to meet each client’s unique goals and property needs.

Describe a recent project you are fond of. How long did it take?

We’re currently working on a project we’re very proud of—furnishing and launching six luxury apartments in the same community in Jacksonville for short-term rental. Each unit is being uniquely styled with high-end details to create a consistent, premium guest experience. From design to listing optimization, the project has taken about 4–6 weeks per unit from planning to go-live. We’re also excited to be expanding our portfolio in Orlando and Miami with similar upscale rental setups.

What advice would you give a customer looking to hire a provider in your area of work?

Look for a provider who treats your property like a business, not just a listing. A great short-term rental manager should have local market knowledge, strong communication skills, and a proven system for guest experience, pricing, and maintenance. Ask for examples of listings they manage, how they handle guest issues, and what tools they use to optimize performance. Transparency, professionalism, and responsiveness are key to long-term success in this industry.
