What should the customer know about your pricing (e.g., discounts, fees)?

We have an industry standard management agreement which we will be happy to share with you, upon request. There are two buckets of money. 1. The ongoing Property Management Fee which is 10% of the income and 2. a one-time tenant placement fee equal to 1/2 of one month's rent.

What is your typical process for working with a new customer?

I like to begin the process with a telephone conversation to better understand the needs of the the client. Because each property and market are different, it is important to travel to the property and survey the surrounding areas. I like to also perform a market survey to see how other similar rental properties are performing in the area. My goal is to manage your property exactly how you want and need. Therefore, my approach is tailored to each account.

What education and/or training do you have that relates to your work?

I come with over 30 years of commercial real estate experience. I have worked on a lot of different types of properties and come will a full understanding of Property Management, both Residential and Commercial. I'm a Real Estate Broker and I'm fantastic at leasing and marketing real estate. I have also handled hundred of tenant improvement construction jobs over my career and I am skilled at oversight of this type of work.

How did you get started doing this type of work?

I started in real estate by accident, in the mid 80's in the San Francisco Bay Area. I worked my way up the ladder and learned every facet of each position as I grew. Over the years I have worked on some very high profile projects and represented some very high profile owners.

What advice would you give a customer looking to hire a provider in your area of work?

Be sure to take the time to understand your management contract. If you cannot get out of the contract in 30 days, I advise against it.

What questions should customers think through before talking to professionals about their project?

It is important to determine what your strategy is with that property before you lease it. Is it a long term hold property? Do you want to fix and flip it? Will it always be an investment property or will you occupy it one day? Knowing what your long term plan is for the property will help you create the management, leasing and improvement plan for your property.
