ENSUVI Property Management Inc. provides residential, apartment, condo, and homeowner association (COA/HOA) management to Hillsborough, Pinellas, and Pasco counties. Our managed investment properties are signed to one-year leases and we conduct interior and exterior inspections (with pictures) on all investment properties, while COAs and HOAs receive monthly exterior inspections. This is to ensure your investments are properly maintained. Investment properties are advertised on over 40 well-known real estate rental websites and criminal, credit, and eviction background checks are completed. Our fees include a 30% tenant placement fee, $200 lease renewal fee, and a monthly 10% management fee ($0.00 if vacant). We understand that budgeting is key in real estate investing and therefore we have no hidden fees, no management fee if the unit is vacant, ensure you know of all repair charges prior to the work starting, access to all important data and documents via online portal, and you will receive monthly financial statements to track unit income and expenses. What should the customer know about your pricing (e.g., discounts, fees)?

Our fees include a 30% tenant placement fee, $200 lease renewal fee, and a monthly 10% management fee ($0.00 if vacant). There are no hidden fees, no management fee if the unit is vacant, and we ensure you know of all repair charges prior to the work starting. Owner’s statements are sent out on the first business day of every month to provide you a monthly breakdown of your property’s income and expenses for the prior month. Owner distributions occur no later than the 10th of each month, as long as the tenant pays within or before the 3-day grace period.

What is your typical process for working with a new customer?

We can process a new customer within the same day of notice, depending on the schedule for that day. ENSUVI uses a completely paperless system allowing us to send and receive the application and contract. After these are completed, we will conduct an initial in-depth inspection (with photos). You will also receive this inspection, as it documents the property’s condition at turn over. That is it! Baring any property deficiencies that require repair, your property will be marketed on over forty well-known rental websites.

ENSUVI Property Management Inc. employs Florida licensed real estate brokers, sales associates, and community association managers. Additionally, our employees are extremely knowledgeable in the management of investment properties and association by way of experience, have been or are property investors themselves, and/or have advanced degrees in subject areas that directly relate to the effective management of your property or condo/homeowner’s association.

The owners of ENSUVI Property Management Inc., while serving 28 years in the US Army, were unable to find a property manager, for their investment properties, who put the best interest of their clients first. They experienced everything from receiving monthly income late or not at all; receiving properties back in worse condition; and excessive fees. After experiencing numerous examples of how “not” to manage an investment property, the owners decided to open a Christian based, Veteran owned property management company that prides itself on honesty, integrity, and working not only smart, but hard to provide their clients with a professional management service. What advice would you give a customer looking to hire a provider in your area of work?

Be extremely cautious of using unlicensed property managers. Florida’s Department of Business and Professional Regulations (DBPR) and Florida Real Estate Commission (FREC) regulates property managers and community association managers (CAM). This can put you at both financial and legal risk. ENSUVI is a state licensed residential property and community association management company conducting business throughout Pasco, Hillsborough, and Pinellas counties.

What questions should customers think through before talking to professionals about their project?

Many new real estate investors, almost completely, focus on minimizing expenses to increase their profits, only to regret that decision, when they must pay out large amounts of money to repair their mismanaged investment property. A properly managed property is like taking care of a goose that lays monthly golden eggs. As ENSUVI’s board of directors have owned their own investment properties, we feel the following questions should be satisfactorily answered, and proof provided, by any property manager you are considering hiring. Ask for a list of all possible fees that their company can charge you. Does your company conduct inspections, with photos? Is your company licensed to operate in Florida? Is the property manager a licensed real estate sales associate or broker (CAM licensed for HOA management)? What are your criteria for background checks? When can you expect your owner’s distribution each month? Do you provide monthly financial statements and receipts? Where do you market your rentals? What is the average number of days your rentals remain vacant?
