What should the customer know about your pricing (e.g., discounts, fees)?

Our monthly property management fee is 10% of the monthly rent amount. Our tenant procurement fee is equal to 75% of one month’s rent. We charge no fees to set up new accounts, no lease renewals fees, no hidden fees and no junk fees. No surprises!

What is your typical process for working with a new customer?

We like to meet or speak with an owner about our property management service. Shortly thereafter we go to the property to determine the most likely lease rate and identify any needs that should be addressed prior to tenant occupancy. Once the owner is comfortable, we have them sign a property management agreement and we begin marketing the home for lease. We then show the property and begin receiving and processing applications. Once the owner approves an applicant, we collect the security deposit, draft the lease agreement and have all parties sign. Shortly before the tenant takes occupancy we perform a pre-move-in inspection. On move-in day we exchange keys for the first months rent. Once the tenant takes occupancy, we handle all maintenance work orders and collection/disbursal of rent. We put a great deal of emphasis on communication and making sure the owner is up to date every step of the way.

WrightDavis Real Estate is a member of the National Association of Residential Property Managers (NARPM), The National Association of Realtors, (NAR) and Greater Tampa Association of Realtors, (GTAR). These organizations are constantly monitoring and educating it's members on industry legislation and changes.

How did you get started doing this type of work?

We saw a real need to offer owners an alternative to the typical hidden fee type property management company found thorough the Tampa Bay area. Our clients like our upfront approach and straight-forward property management agreement. We have no junk fees or hidden costs. We offer an easy to understand property management agreement and a $0 cancellation fee.

What types of customers have you worked with?

We specialize in representing owners of houses, condos and townhomes. Our typical client owns between 1-3 properties. We have chosen to avoid managing HOA’s or apartment communities which allows us to focus on what we do best ~ Managing houses, townhomes and condos on behalf of individual owners and small investors!

Describe a recent project you are fond of. How long did it take?

#1 ~ Last month we began marketing a home in an HOA community that required 14 days to gain HOA approval. We quickly found a tenant who wanted to move in within 7 days. We worked directly with the HOA and encouraged them to expedite the tenants application process and issue approval within the 7 day window the tenant needed. Through great cooperation between the owner, the tenant and the HOA, we were able to perform the nearly impossible and gain the required HOA approval and move the tenant in without delay. #2 ~ We recently leased a home to a family who was relocating to St. Petersburg and only had 4 days to find a home, gain approval and move-in. Fortunately we had several homes available that met their space, price and geographic criteria. We showed the family each of the homes and they found one they really liked. It met all their criteria ~ and more! They applied and we had an approval back within 24 hours. We then immediately drafted the lease, had the owner and tenant sign, collected the security deposit, performed the pre-move-in inspection and had the keys ready for the new tenants by Day 3 !

What advice would you give a customer looking to hire a provider in your area of work?

When considering hiring a property management company, please stay away from companies who charge hidden or junk fees.  Many of these fees include the following: 1. Set-up fee 2. Inspection Fee 3. Lease Renewal Fee 4. Cancellation fee 5. Vacancy fee 6. Marketing fee 7. Reserve fund fee 8. Bill payment fee At WrightDavis we have a very upfront fee structure.  We only have 2 fees. 1. Our fee for finding a tenant is equal to 75% of the first month’s rent 2. Our monthly property management fee is equal to 10% of the monthly rent We have no other fees!

What questions should customers think through before talking to professionals about their project?

All property management agreements are not the same. Many have junk fees and hidden charges that you will want to avoid. Any company you may be considering, please ask them for a copy of their property management agreement. Additionally, make sure you understand the management companies cancellation policy. Many companies will not allow you to cancel if they’ve placed the tenant in the home. Make sure you have a $0 cancellation fee and can cancel at any time.
