What should the customer know about your pricing (e.g., discounts, fees)?

We like to keep our pricing straight forward by only charging a marketing/leasing fee for tenant placement, monthly management fee, and one semi-annual evaluation fee (Complete report and writeup provided with pictures). What is your typical process for working with a new customer?

Our onboarding process is seamless. We can sign an agreement, take photos, and post your listing all in the same day! Our software allows us to make this process as transparent and carefree for our new clients as possible.

What education and/or training do you have that relates to your work?

Between our staff we all either have our real estate sales license or broker licenses and also run an apartment syndication firm on the investing side of the business.

How did you get started doing this type of work?

I personally come from an industrial sales background, but quickly learned that the way to build a strong financial future was through passive income. This led me to real estate investing, managing properties for others, and now running a local property management and investment real estate firm.

What types of customers have you worked with?

We have worked with every size portfolio; from the accidental SFH landlord to the experienced larger portfolio investor we can handle it all. We have experience in any size portfolio and any size property. Nothing is too big or too small and as long as someone can live there we can manage it!

Describe a recent project you are fond of. How long did it take?

We have recently been taking on more renovation projects for our clients. One of our investment clients just closed on a historic apartment in St. Petersburg and we have helped renovate and restore it to the historic charm of the neighborhood. Its great to see a project go from beginning to end and see the impact that it can have on a neighborhood.

What advice would you give a customer looking to hire a provider in your area of work?

Ask about their personal experience. Anyone with a real estate license can technically manage investment properties, but are they up to date with their notices? Requirements can change at any time and an un-updated notice can cause significant delays when trying to hold residents to lease terms. Do they own their own investment properties? Have the handled renovations for clients? Just some of the questions that come to mind.

What questions should customers think through before talking to professionals about their project?

Can the rent cover my mortgage/HOA fees? Would I like to provide lawncare/quarterly pest control for the property?
