What should the customer know about your pricing (e.g., discounts, fees)?

************* charges a flat $80/month property management fee, which is much more fair and reasonable than the industry standard 7-10% of the monthly rent. If your house is vacant, our commission is 75% of 1 month's rent to find, screen, and place a tenant for your house.

What is your typical process for working with a new customer?

Sign a Property Management Agreement and ************* will start marketing your home for rent! We will list your house in GAMLS, FMLS, and over 20+ third party websites such as Trulia, Zillow and Hotpads.

What education and/or training do you have that relates to your work?

I am licensed real estate broker. I graduated with honors from N.C. State University with a degree in Industrial Engineering. Every quarter I take continuing education classes in property management. I have been managing residential properties for over 20 years and I currently own rental properties.

How did you get started doing this type of work?

I started in property management over 20 years ago when I started buying my own rental properties. I enjoyed real estate so much, I left corporate America and started my own real estate company in 2003.

At ************* we are most proud of the fact the we have a client that has been with ************* for over 10 years! We manage 3 houses for this investor.

What advice would you give a customer looking to hire a provider in your area of work?

Whether you hire ************* or not, be sure the property manager is a licenses brokerage and are members of NARPM. (National Association of Residential Property Managers). It is unlawful to be a property manager in Georgia if you are not a licensed broker. If you are serious about your business, you should be a member of your trade organization. Finally, verify that the property manager will list your vacant property in MLS. Many property managers will not list your house in MLS because they don't want to share the commission with other brokers. This results in your house staying vacant longer.

What questions should customers think through before talking to professionals about their project?

Be sure that you have enough working capital to become an investor. If you need this month's rent to pay this month's mortgage, you probably will lose sleep over your investment. If you have a rental property you have your own business. Having enough working capital is critical regardless of the business.
