What is your typical process for working with a new customer?

Steps: 1) 5 minute introductory call. 2) 1 hour in-person property walk-thru and presentation. 3) Contract review & signing. 4) Create timeline & execute to-do tasks. 5) Schedule professional photography and create marketing. 6) Conduct pre-inspection. 7) Schedule professional cleaning. 8) Schedule showings. 9) Process applications & applicant review with landlord for approval. 10) Execute lease agreement. 11) Start cash flowing!

How did you get started doing this type of work?

Previous to Real Estate I was a construction Project Engineer. Many of my clients I have sold property to were investors and VA buyers that would ask for me to manage their property. Understanding that many of my skills in project engineering was transferable, I switched to a brokerage that allowed me to sell real estate and property manage. After 2+ years of managing rental properties, I was inspired by a few of my clients to create a property management company that I would have more control of the systems, integrations, and ideas from my clients to implement tools that would benefit the landlord while meeting my career goals. Therefore, a win-win situation was a no brainer!

Describe a recent project you are fond of. How long did it take?

My client relocated oversees on short notice for a job offer. The property needed major repair due to a plumbing issue that damaged the kitchen and flooring. I inquired bids from multiple contractors, secured a contract, project managed, and was in trusted with the design and materials. The owner did not have money for the upfront cost, and I was able to negotiate an installment plan paid directly from the brokerage once the property is rented. After 1 month of completion we locked in a lease agreement to a well qualified tenant 20% over the average rental price for this neighborhood. Soon enough, the property began cash flowing positive!

What advice would you give a customer looking to hire a provider in your area of work?

Find a professional that understands your needs, goals, creates a custom plan, understands the market, who is innovative, proactive, and most importantly, you feel comfortable with.
