What is your typical process for working with a new customer?

Working with a new client is a mutually rewarding experience at General Home. It is important first to discuss our prospective client's goals & objectives to ensure we can accommodate their needs. It is equally important to review best practices for property owners leasing to residents. There are several things that seem to be good ideas to many new Landlords that after a brief review of best practices turn out to be "not so good" ideas. The number one thing new Landlords find to be not such a good idea is meeting and maintaining a relationship with their residents.

What education and/or training do you have that relates to your work?

In addition to an extensive background in real estate for over 30 years I complete annual continuing education on real estate practices, fair housing and emerging trends in the local and national real estate industry. I have attended and completed several real estate, business management, personal management and sales training courses. I hold several certifications including GRI, CSP, CAP.

How did you get started doing this type of work?

As I was growing up in Detroit and the surrounding suburbs my father was a new home builder. In 1982 I conceived and created a business model of hiring, training and managing professional sales staffs for residential building companies in Southeastern Michigan. Along with my two brothers and our father we built the business into the leading new construction brokerage in the State of Michigan. We actively managed sales and properties for many for hundreds of companies and several individuals. I was an active adviser to the General Counsel of the Building Industry Association of South Eastern Michigan; the founding Chairman of the Sales and Marketing Counsel for the Building Industry Association, serving as the Chairman and Co-Chairman for five years from 1991 to 1995; spoke and advised members regularly on best practices in the real estate and new construction industries. When the building industry imploded many of our builder clients lost everything to the banks and were out of business. All of the inventory we were managing and selling was in the hands of the Banks, and they need more help than our builder clients did. We developed & managed lease to own programs that enabled people to acquire and move to a new home in a time when banks were not lending money to home buyers. Through out our youth and throughout the remainder of our lives I and my family have been involved in the sale and management of residential real estate in Southeastern Michigan.

General Home works with the following types of clients: Individuals that became landlords by way of inheriting a property from a parent or family member. Institutional Investors Asset Managers Commercial Banks that have foreclosed on properties. Private Mortgage Lenders that have foreclosed on properties.

Describe a recent project you are fond of. How long did it take?

We recently received a call from an owner who had not heard back from his property manager for 4 months after sending $7,000 to them to repair his property and get it back on the market for him. We attempted to contact the client's previous property management company to get a status on the property and repairs. After not hearing from the company we visited the property and found it was vacant and little had been done to complete the repairs. We completed the repairs for the owner and secured a qualified resident for his property in 42 days.

What advice would you give a customer looking to hire a provider in your area of work?

Whenever possible meet the people you will be working with in person. Be certain they have the proper licenses. Request a couple/few current/recent references. Check their information at the state and the BBB.

What questions should customers think through before talking to professionals about their project?

How much do they want to be involved in the day to day management of tenanted properties? Do they want to receive calls 24/7/365 in the event something happens and the resident needs to get a hold of them? How much is it worth to them: to receive professional vetting of their prospective residents? to have timely notification and resolution for residents that do not have rents paid by the due date? to have seasonal maintenance notification sent to residents with confirmation of the completion of required items? to have continuous management of the property for local compliance with all requirements & regulations?
