What should the customer know about your pricing (e.g., discounts, fees)?

The leasing fee is the first month's rent, which I collect directly from the tenant. The management fee is between 8 and 10 percent of the monthly rent, depending on the property. Other fees include start-up fee, renewal fee, and Section 8 fees. Please contact me for details.

What is your typical process for working with a new customer?

Review the property. Check for outstanding maintenance and inspections. Market. Screen. Lease. Manage.

What education and/or training do you have that relates to your work?

I'm a licensed broker and Realtor in the state of Missouri, and I've leased hundreds of units. I also own and manage my own investment property.

How did you get started doing this type of work?

I had a career in broadcasting and was flipping real estate on the side. That evolved into becoming a licensed Realtor, owning rentals, and managing properties for clients.

What types of customers have you worked with?

Local, out-of-state, investors, first-time landlords, etc.

Describe a recent project you are fond of. How long did it take?

Managing a 40-unit apartment complex.

What advice would you give a customer looking to hire a provider in your area of work?

Find a real estate professional who answers the phone, or at the very least responds in a timely fashion. Every missed call is a missed opportunity. I would recommend hiring a property manager who owns rental property themselves.
