Home Sellers: Sell your home expertly without high fees & commissions. IT IS A SELLERS MARKET and homes are getting under contract the same day they are listed. However, you must be listed to get your home ON the MARKET. Invinci Real Estate Advisors have a fee-based listing engagement. Total fee to pay up front is $250. The remainder is paid at closing ($1,500). (Please, don't ever agree to pay a 6% sales commission and don't be fooled by gimmicks and false advertising (for example, "We guarantee your home is sold or we'll buy it.") Investors seeking property management services: Our services are suited for the buy & hold as well as the buy & flip investor. Our fees are transparent and there is no start-up fee. What should the customer know about your pricing (e.g., discounts, fees)?

Our brokerage fees are publicly available for you to easily evaluate and compare. We have three types of home seller services: our fee-based listing plan is typically the best value ($1,750 with $250 paid at the start and $1,500 paid at closing). Also, we often offer seasonal promotions to save you more money. Our property management is an exceptional value for persons holding one unit or multiple units. We differentiate ourselves from others by having fewer fees, having efficient, automated owner & tenant services, and a local-physical presence nearby the properties we manage. Staging products and services are competitively priced for the St. Louis real estate market, and home sellers often realize a savings on the cost of selling their home when selecting our bundled package of brokerage, property management, and staging services.

What is your typical process for working with a new customer?

A no-obligation phone call is useful to fully explore how well a company can serve you. At Invinci, we want to hear your story, your plans, and immediate real estate needs to understand if our services can be compatible. Our brokerage services for home sellers and buyers can be previewed at our website. We are well adapted to have evening and weekend phone meetings, remote/virtual meetings, and also are pleased to have in-office guests by appointment. A property management inquiry will be followed up with a written proposal for our services. We include a proposed timeline for each deliverable, such as listing the property for lease, marketing the property, tenant acquisition, and lease execution. For staging a vacant property, your first contact will be an interview for us to determine how your needs can best be met (and also if we believe there can be a positive potential return to you). There is no obligation to hire Invinci for a professional consultation and/or staging engagement. If a consultation is deemed appropriate, a meeting at your property is arranged to initiate the staging engagement. Please note that a staging consultation and staging engagement must ideally be planned and conducted several weeks PRIOR to listing your home for sale.

Invinci staff have over 10 years of professional experience working with residential and commercial clients. Invinci Corporation is the parent company of Invinci Real Estate Advisors and Invinci Staging & Design. Invinci Corporation is a licensed real estate broker in Missouri.

How did you get started doing this type of work?

Through real estate investing, buying, selling, leasing, we acquired an in depth knowledge of the real estate market in St. Louis and St. Charles Counties. Along with a professional background in accounting, finance, and management, we established Invinci Corporation to help others generate wealth through real estate investment. Through our frequent contact with home sellers, we discovered that staging services were mostly uneconomical for a large portion of the St. Louis market. Our business model is different. We empower home sellers at all price points to realize the best financial outcome upon the sale of their real estate.

Residential and commercial property owners, both as sellers and landlords, have been clients of Invinci Staging & Design. We offer a bundled package of real estate services for vacant properties (perfect for investors) that includes all staging, listing, and property management services.

What advice would you give a customer looking to hire a provider in your area of work?

The current real estate market is volatile with low inventory and high demand. Sellers are receiving multiple offers, often within hours of hitting the market. Thus, marketing of your home MAY NEVER HAPPEN beyond it getting entered into the multiple listing service. Interview and seek services from a licensed BROKER that can have your property on the market fast (within 24 hours of having signed listing documents), and offers the best value to you at the lowest fees. Statistics show that homes sell faster when staged versus when vacant. There are also studies to show that, on average, sales price is positively correlated to staging improvements. Please do not agree to list your home at 6% or 7% commission and then decide to stage your home. THINK! Why should you pay a premium real estate commission to an agent and then make his/her job easier?

What questions should customers think through before talking to professionals about their project?

Home sellers should calculate the amount of equity they have in their home and then determine how much a 6% commission will eat into their equity. All real estate brokerage fees & commissions are negotiable. At Invinci, we can tell you our current fees and they are quoted the same to everyone with no need to haggle or wonder if you are getting our best rate or being ripped off. Home staging companies may offer teaser rates for their hourly fee or for a brief consultation. Ask to see a sample of the written report they provide after a consultation. The quality of the report will likely provide a glimpse to the staging company's professionalism, quality of technical advice, and attention to detail. A consultation should not, repeat - should not, be strictly a verbal on-site chit chat session.
