What is your typical process for working with a new customer?

Every owner's situation is different and they have unique needs from a Property Management firm. We will sit down with you in person or over the phone and discuss your investment(s), past and present issues if any, and strategy/plans for the property. If we think our firm can help achieve your goals we will visit the property(s) and submit a proposal that will include target rent ranges and recommendations for making the property(s) rent ready, if any.

What education and/or training do you have that relates to your work?

Our office has a combined 30 years of industry experience along with hundreds of hours of training in Property Management and Real Estate. We are active members of the Cape Fear Realtors Association as well as the National Association of Residential Property Managers.

How did you get started doing this type of work?

We have investment property in Texas and understand the impact that a good property management firm has in maximizing the return on that investment as well as protecting the core asset.

What types of customers have you worked with?

Our owners/customers come to us for a variety of reasons. They include; - Accidental landlords who have moved and want to keep their home either as an investment or to return to in the future. - Owners who have bought their retirement home in Wilmington, but will not be moving here for a few more years. - Self managers, who have encountered issues or frustrations and have decided to seek our help. - Investors who understand the value that a professional property management company brings and who's time is better spent focusing on their career or growing their portfolio.

Describe a recent project you are fond of. How long did it take?

We recently brought on a client who had been working with one of the large property management firms in Wilmington. His property had been vacant for four months after the previous tenant moved out. That management company had shown it to one prospective tenant in that time. When we took over the property and started marketing it we had 40 inquiries and a signed lease in one week. A few weeks later a neighbor a few blocks away contacted us to manage their property because they saw the old sign up for months and ours for only a week.

What advice would you give a customer looking to hire a provider in your area of work?

Ask how much you would be charged for fixing a common maintenance project like replacing a garbage disposal or fixing a running toilet.

What questions should customers think through before talking to professionals about their project?

This a business decision. You should know your ROI and cash flow targets. Make sure to include annual maintenance estimates, major maintenance reserve and management fees. A good Property Management partner will help you estimate these.
