What should the customer know about your pricing (e.g., discounts, fees)?

Pricing will depend on the status of the property, the rental price of the property, and mortgage the home owner pays monthly. This will reduce the stress on the homeowner, while still giving the property its proper value on the market.

What is your typical process for working with a new customer?

- Obtain address of the property and give rental estimate to the home owner. - Give understanding of my services and send Homeowner Agreement for signature - Take pictures & video and place property on the market - Screen, verify, and move tenants onto the property after necessary paperwork and payments have been completed and received - Process payments and ensure maintenance is conducted - Turn-over rate is eliminated with 90-day, 60-day, 30-day warnings to agent, tenant(s), and homeowner(s).

What education and/or training do you have that relates to your work?

- Licensed through NCREC - CE through NCREC - Communication and negotiation skills through US Military education and experience - Marketing skills through computer and software training

- Deployed military - Property investors - First time homeowners moving but wanting to keep their home - Multi-Family units to include apartments and multi duplexes, triplexes

Describe a recent project you are fond of. How long did it take?

- Multiple duplexes in different locations. 2 were vacant, the rest were filled. Maintenance needed to be scheduled and executed on the vacant duplexes while the others had ongoing maintenance issues. The previous agent neglected the properties and their profitability was declining. I and my team came in and set the places back to working order, happy tenants, and happy property owners now profiting as they should from their rental properties.

What advice would you give a customer looking to hire a provider in your area of work?

Read everything on the document(s). Ensure you understand the agreement and ensure you know every fee they want to charge you. Add up what the total will be and arrive at the conclusion to determine your preference.
