What should the customer know about your pricing (e.g., discounts, fees)?

We offer several management packages based on our customer needs. In order to provide the best price we typically like to meet with the owner to have a better understanding of their needs and to inspect the home or community in order to provide a fair assessment.

What is your typical process for working with a new customer?

We typically have a call with the owner and then set up a time to inspect the property. After the inspection, we will provide a proposal which includes a rent analysis of the property and surrounding area.

What education and/or training do you have that relates to your work?

Our Property Managers are licensed in the State of South Carolina. All employees complete several training courses throughout the year, which include Fair Housing Laws and Safety training.

Meridian Residential Group has been managing multifamily communities since 2014. In 2020 we opened up our Single-Family Division.

What types of customers have you worked with?

Services • Rent Analyst – Rent-able amount meets market standards. • Advertising of the rental home- We use multiple listing platforms to list your rental home • Showings- We offer onsite tours as well as virtual tours • Applications- We have online applications • Screening- 3rd party screening, follow fair housing laws • Leases- We have a legal lease agreement for residents. • Move in/move out inspections- We will inspect the home when you move out and when a resident move in and then again when the resident moves out. (you will get a copy of all inspections) • Rent Collection- We will collect the rental amount from the resident; handle evictions on your behalf for non-payment • Resident relations- We will do a quarterly visit to your rental home to check in with the residents and do preventive maintenance. • Lease rules and regulations- We will enforce the lease and give out lease violations if so • Reports- You will receive weekly leasing reports (showings, applicant and reviews on our tours) Monthly owners reports • Direct Deposit/ check- We can pay your mortgage directly for you or pay you directly via direct deposit or check • Maintenance/repairs- We have maintenance in house so no up-charge fee for repairs. You will set an amount for the reserves $300-$500 any repairs needed we will reach out to you. Work orders online- Real life time for issues • We have added on services- Pest control, lawn care that we bill back to the resident • Financial move out- Any damages done by resident will be charged back to the resident/ taken out of security deposit. • Owner portal- You will have a portal account that you can see reports and a breakdown of revenue coming in from your rental property.
