What should the customer know about your pricing (e.g., discounts, fees)?

They vary. We have three different pricing plans depending on the customers' specific needs and wants for Management services. Every client is different and a one size fits all model is not appropriate in this industry.

What is your typical process for working with a new customer?

Simply a quick chat will get us going. We evaluate if our company can offer the solution the client is looking for and provide the highest level of service. Most situations are unique and in the rare event, we are unable to assist we have vetted professionals that we are happy to recommend to best assist as an alternative.

What education and/or training do you have that relates to your work?

As a broker-owner, I have helped clients for more than 15 years with buying, selling, renting, and investing in real estate. We are constantly improving and adapting to this changing market and finding new ways to bring more value to our clients without increasing costs.

How did you get started doing this type of work?

I started this firm purely out of a need to find someone to serve my clients at the same high level that I would want for myself. Not to downplay our industry in any way but, but a quick search proved a void in property management companies I felt offered the services, technology, and accountability that rental property owners needed and deserved. A lot of the services were out of date or poorly managed. It was a big step but one that has paid off tremendously.

What types of customers have you worked with?

We work with all types of property owners. We work with investors looking to grow their net worth through rental real estate as well as the landlord by default who does not want to sell, can't afford to sell or plans to return to their property at a later date. Some of our property owners have never seen their property and some have raised their family in the home. Regardless of the acquisition, we serve both clients with the upmost stewardship of their property to preserve the asset and the return.

Describe a recent project you are fond of. How long did it take?

We recently took over the management of 11 rental properties from two different clients who had previously enlisted the services of another firm and were referred to our company. Over the last couple of months, the positive feedback and wow factor from these clients on what we consider to be standard services is quite encouraging and rewarding. It's a testament that we do what we say, we are consistent in our communications and we serve our clients well and at a high level. Managing and exceeding client expectations is our number one goal!

What advice would you give a customer looking to hire a provider in your area of work?

The most important question is how the provider can preserve and increase the value of the home. How can their firm best suit the needs of the client? Turnover costs can destroy rental returns in a second and put a huge deficit in the cash flow that a client expects and maybe depending on in some cases. Most clients think the pricing is the most important piece and while that is important, hiring a provider specifically off of a monthly percentage or upfront price can often cost you a lot more in the long run when you don't fully evaluate their preservation and accountability policies. Competitive firms are constantly advertising to be the cheapest option and as a result, their services and expectations can suffer. It is important to be prudent in identifying what services you actually receive, how often you receive them, and how will they account for these services for the fees you pay.

What questions should customers think through before talking to professionals about their project?

What is your long term goal with the home(s)? What role would you as the owner like to have in the property management services and how will that company collaborate with you on that role? What accountability will the provider have for you to make sure you are satisfied and if you are not happy with the services you are receiving, what are your options for a business relationship exit?
