What should the customer know about your pricing (e.g., discounts, fees)?

We charge 6% of the monthly rent for management and 75% of 1 mths rent for leasing of the property.

What is your typical process for working with a new customer?

Depending if you already have a tenant in place or if you need tenant placement. If tenant in place its really quite simple. Once the agreement is signed you would inform your management company of the change in writing and we would reach out to the tenant to inform them of the new management. We would handle security deposit transfers and all the paperwork behind the scenes! Thats it. If the property is vacant, we would list the property for lease on MLS, Zillow etc. Once we get a good qualified applicant we will screen them, do a background check, verify employment and any rental history. We will check with you that you are ok with the applicant and we will proceed with singing of the lease and receiving move in funds through our secure tenant portal. We would then assist the new tenant with move in and any repairs that need to be done on the property.

What education and/or training do you have that relates to your work?

We have over 20 years combined experience. We are members of the National Association of Property Managers (NARPM). Owner Dan Kennedy has experience in construction and brings extensive knowledge to make readys, repairs and fixes. Owner Renee Kennedy has extensive knwledge working for large scale REITs and also commercial tenant placement. Leasing director John Morales has been in leasing 10 years and has a world of leasing and property management.

How did you get started doing this type of work?

We were flipping many houses in Austin and fell into the property management of managing our own properties. We decided to go the professional path an buy into a franchise system called Property Management Inc in which PMI Austin operated under.

What types of customers have you worked with?

Our primary market is single family residential, closely followed by multi family. Whether its 1 door or 100, the systems and processes are exactly the same. - We find the most success with Investors/property Owners who have multiple doors who are working full time and done have the bandwidth to manage their own investments.

What advice would you give a customer looking to hire a provider in your area of work?

Some advice would be, how responsive is the company to answer your questions? Are you locked into any lengthy contracts which is hard to get out of? Are their trust accounts being Triple Tied Out? this means are they in balanced and reconciled daily. Are they local and have boots on the ground to get repairs done quickly? Too many large equity backed companies with all the technology offer a low price but have no resources locally. They farm out the leasing to a 3rd party agent and maintenance is bid out to the lowest bidder, usually ending in problems. - Anyway those are some insider tips. ;)

What questions should customers think through before talking to professionals about their project?

How long does it take to list a property? What is a typical leasing period? When can I receive my first Owner draw? Do I have a Owner Portal or somewhere I can go to access my accounting? How much do you charge for maintenance?
