At Ziprent we leverage 24/7 world class customer service with a touch of automation, to fill your property with the best possible tenant in record time. Then, with our same day rent collection and processing, diligent repair followups, and lease re-negotiations, we keep your property in the best shape while looking to maximize income wherever we can. We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation. What should the customer know about your pricing (e.g., discounts, fees)?

We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry! Once we publish our full management offering, it will be done at $150 per month. For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!

What is your typical process for working with a new customer?

For our tenant placement service, we will reach out to get some basic details about your property. We will then schedule a time to meet you and get a key to the property. Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.

What education and/or training do you have that relates to your work?

I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).

How did you get started doing this type of work?

I own and operate over 100 units of my own. And I'll treat your property like my own when it comes to management and tenant placement.

Describe a recent project you are fond of. How long did it take?

We were approached by a customers who had issues with a previous property manager placing tenants in 2 of his units in Marin County. Within 24 hours of getting the keys, we had the unit photographed and placed online. And within 4 days of listing it, we had signed leases for both properties! The only way to achieve such turn around is by being available to answer all questions and having a software that can properly address the needs of all perspective tenants at all times.

What advice would you give a customer looking to hire a provider in your area of work?

Transparency and availability are key. And we provide both!

What questions should customers think through before talking to professionals about their project?

How long will it take for a manager to list your property? How fast can they show a property (same day?)? And how many times are they willing to show the property? We list your property within 24 hours, we can show the property within the same hour of request and we will show your property an unlimited number of times until it is listed!
