What should the customer know about your pricing (e.g., discounts, fees)?

Generally property management will run 8-10% depending on the services requested. Discounts are available depending on the services requested and the number of properties under management. Contact us for more information.

What is your typical process for working with a new customer?

New property owners love us because we make the onboarding process easy. We can do everything electronically or meet in person to go over the paperwork. After that, every owner will have access to an online portal where they can view all the information about their property, payment history, maintenance requests, etc.

What education and/or training do you have that relates to your work?

There is so much... Obviously as a property manager I am a licensed realtor. But I have also taken many specialized classes specifically related to property management, many from TREC (Texas Real Estate Commission) and NARPM (National Association of Residential Property Managers).

How did you get started doing this type of work?

I have been investing in and managing my own investment real estate since 2005. I quickly grew to a point where managing my own rentals was taking too much time and I needed some systems in place to better manage my time and my tenants. I partner with PMI (Property Management, Inc.) a national franchise with over 340 franchisees (as of June 2021) and over 26,000 residential units under management. Their systems not only allowed me to manage my own properties efficiently and help me maximize my ROI, it allows me to do the same for you and your properties.

What types of customers have you worked with?

I currently work with many types of property owners, from the out of state investor with multiple properties in the DFW Metroplex to what I call the accidental landlord who inherited a property but wanted to keep it and enjoy positive cashflow every month. Including small apartment building owners... at PMI DFW Properties, we manage all kinds of property, even small commercial properties.

Describe a recent project you are fond of. How long did it take?

I am currently working with an investor who is purchasing a 60 unit apartment building in Garland and is looking for property management. It will only take about 2 weeks to get all the property information, including currently leases and tenant information, into our system and allow the tenants to pay rent online as well as submit maintenance requests.

What advice would you give a customer looking to hire a provider in your area of work?

Use us! No really, do your research. Does the property manager know and follow all the fair housing requirements? Is property management an add-on service or something they offer in addition to other services, or is their primary business? Does the property manager offer 7 guarantees including on time rent payments, leasing within 21 days, eviction protection and more?

What questions should customers think through before talking to professionals about their project?

Price is not the only concern! How often does the property manager visit the property? Do they treat your asset as if it were their own? Does the property management company tie you into a long-term contract? We don't! If you are not happy with our service you can cancel your property management contract at any time with 30 days notice.
