What is your typical process for working with a new customer?

We appreciate you consider handing us your rental property, one of the largest investments in life for many people. Our relationship will be built on trust, integrity, and transparency, as a result, our typical process for working with a new customer is to start a detailed conversation, ideally in person at the rental property, or through Zoom for clients who are not in local. In this case, both of us can have a virtual feeling to see if we are a potential fit to work together for a long period of time.

What education and/or training do you have that relates to your work?

Experienced residential property manager since 2004, with rental properties, land development, foreclosure, and eviction backgrounds.

How did you get started doing this type of work?

It was all started from the passion to help friends to manage their homes, find the right tenants, solve the conflicts among parties, when more trusted relationships been built through the years, it has become a type of work we are working on. Who doesn't like houses, and who won't feel good when he/she is able to help others?

What types of customers have you worked with?

Typically, our customer includes but not limited to the homeowners who consider to rent out their homes but not sure how to do that, or do not feel comfortable to deal with tenants, collecting rent, etc; Experienced investors who have multiple properties need to be rented or do not have a good feeling about their current property managers; Outstate investors who want to make investments in Austin Metro Area, but do not live here locally.

Describe a recent project you are fond of. How long did it take?

Recently, there was a homeowner who closed his home in Round Rock and would like to spend tens of thousands of dollars to remodel the house. During the interview, we walk through the property, asked the owner for a $3000 budget to make the house rent ready, and rent at only $100/mo short from his expectation. By the end of the process, the actual expenses were $2000 ish, and the house rented out to a very qualified tenant within 2 weeks. We all excited about this achievement, and this is the only one of the many things we did at the landlord's benefits.

What advice would you give a customer looking to hire a provider in your area of work?

Meet and talk to the person you are going to work with, he/she will provide you a virtual feeling about the company he/she represents for. Ask if the company provides a designated agent to work with you from the beginning to the end of the process, so you don't have to run to different people ask for the right response.

What questions should customers think through before talking to professionals about their project?

What is your goal on the property? Cash Flow, Value Appreciation, Property Condition Preservation? What are your expectations? A reliable long term management service, leasing, or a cheap plan that lack transparency and dedication?
