What should the customer know about your pricing (e.g., discounts, fees)?

We offer a simple pricing model with no markups and very few additional fees. Our Property Management fee is 8% of the collected rent, with a discount to 7% for eligible customers. Our leasing fee is equal to one month's rent, with a discount to 80% for eligible customers.

What is your typical process for working with a new customer?

We set up a FREE initial consultation and property visit. If the property meets our requirements, we send you a proposal to review. We use standard NVAR property management and lease listing agreements so the contract is clear and has been vetted by NVAR.

What education and/or training do you have that relates to your work?

Our Principal Broker has been licensed in Virginia for 10 years and owns several rental properties that he managed for the past 11 years.

What types of customers have you worked with?

We work with Virginia landlords who need help leasing and managing their rental properties.

Describe a recent project you are fond of. How long did it take?

Our two most recent properties were rented within a week or less at or above the asking price. Tenants have been vetted and are well-qualified.

What advice would you give a customer looking to hire a provider in your area of work?

Make sure you work with a licensed Broker who can legally handle your rent and are insured. It is better to work with Property Managers who own rental properties themselves. We meet all of these criteria and have been doing it for about 10 years.

Don't just compare the fees. Look through the management agreement to make sure there are no hidden fees and penalties. We offer all clients a 60-day money-back guarantee and all of our agreements can be cancelled without penalty. We depend on the strength of our services to keep your business.
