What should the customer know about your pricing (e.g., discounts, fees)?
No guesswork, no surprises. We believe in straightforward pricing and honest work. Every client gets a free onsite estimate, so you know exactly what you're paying for—nothing hidden, nothing vague. We also offer discounts for long-term partnerships and multiple properties, because loyalty should go both ways. Let’s keep it simple, fair, and clear. Pricing available on our website which can be reached with a simple online search.
What is your typical process for working with a new customer?
It starts with listening. We begin with a quick call or message to understand your needs, then schedule a free onsite estimate to see the property firsthand. From there, we craft a custom plan, walk you through the details, and get your approval before anything moves forward. Clear expectations, no pressure, and zero wasted time—just a focused, professional process that gets results fast.
What education and/or training do you have that relates to your work?
All our property managers are licensed real estate agents and members of NARPM (National Association of Residential Property Managers), with training in fair housing laws and ethical best practices. The owner is also a certified real estate investment advisor with specialized training in property management systems, compliance, and asset protection. We've built a vetted contractor network to deliver top-tier service across every property we manage. Our background blends hands-on experience with data-driven strategy—so every decision we make protects your investment and maximizes returns.
How did you get started doing this type of work?
We started as rental property owners ourselves—and quickly realized how much time, money, and stress gets wasted without the right systems in place. That experience sparked the launch of PMI James River: to give other owners the kind of detailed, proactive service we wished we had. By combining real estate expertise, financial strategy, and hands-on experience, we’ve built a smarter, more reliable way to manage properties
What types of customers have you worked with?
We’ve worked with a wide range of clients—from first-time landlords and accidental owners to seasoned investors with multiple properties. Some live just down the street, others are across the country and trust us to manage everything locally. Whether it’s a single-family home, a portfolio of rentals, or a property you’ve inherited, we tailor our approach to fit your goals and give you peace of mind.
Describe a recent project you are fond of. How long did it take?
One project we’re especially proud of involved taking over a single-family rental from an out-of-state owner who had been struggling with a high-maintenance resident and no local support. Within a week, we conducted a full property assessment, resolved maintenance issues, and opened communication lines with the resident. Over the next 30 days, we stabilized rent collection, improved resident satisfaction, and helped the owner feel in control again.
What advice would you give a customer looking to hire a provider in your area of work?
Don’t just hire someone who collects rent—hire someone who pays attention to detail to protect your assets. Ask tough questions: How do they screen residents? What’s their maintenance philosophy? What happens if you’re not happy with their service? A great property manager offers more than convenience—they bring strategy, structure, and accountability. If they can’t clearly show how they add value beyond the basics, keep looking.
What questions should customers think through before talking to professionals about their project?
Start with your goals. Are you looking for cash flow, long-term appreciation, or just peace of mind? Know your non-negotiables—do you want full-service management or just help with leasing? What level of communication do you expect? And be honest about your risk tolerance. The clearer you are about your expectations, the easier it is to find a property manager who can deliver exactly what you need—and spot the ones who can’t.
