We help property owners get market rent, avoid common mistakes and place quality residents faster. In addition, our local offices offer a variety of promises and programs, to give you the reassurance and recurring revenue you’re seeking. Real Property Management – Tidal will be your first and last stop when seeking a valuable partner and professional property management services in the Peninsula. We service properties located in the city of Newport News, Hampton, James City and York counties . Our expertise is in single family homes and multi-unit buildings. Older properties require more time and attention and our staff is well experienced in handling these historic properties! Local knowledge of the Tidewater real estate market combined with the national expertise and 30 years of experience truly sets Real Property Management - Tidal apart from the competition. Many Tidewater area property managers keep rents flat in an effort to avoid turning over residents and ensure retention, oftentimes to the detriment of you, the owner. Pricing a rental property under market value can cost an owner significantly in the long run. At Real Property Management - Tidal, we are competitive with our pricing structure and offer detailed annual rental analysis to ensure your real estate asset receives the highest and best returns possible. As a real estate service provider, we are attuned to the needs of our various clients and customers. Today, we work for over 25 client owners, provide housing for 200+ residents and manage over $18 million in real estate. Q&A

What should the customer know about your pricing (e.g., discounts, fees)?

unfold fold
We proudly offer a tiered pricing structure for each client owner to select their preferred management plan because we believe every owner is different, every property is different, the needs and goals are different, so not one type of management plan fits all.

What is your typical process for working with a new customer?

unfold fold
We would like to complete an introductory call to learn more about your real estate asset and yours goals. We would share more about our professional service capabilities and make sure to answer all of your questions. From there we would be happy to schedule a convenient time to meet with you at the property to introduce ourselves, answer additional questions and provide a professional opinion for having your home rent ready and discuss the target rental rate together.

What education and/or training do you have that relates to your work?

unfold fold
We strive to ensure that every employee in our office has an active real estate license in the Commonwealth of Virginia. This is a requirement when it comes to property management not only for any negotiation of real estate but also to be in compliance with all local, state and federal laws when it comes to equal and fair housing.

How did you get started doing this type of work?

unfold fold
Our office in Newport News is relatively new, but our team also operates offices in Richmond, Virginia as well as Staunton, Virginia. Collectively we have 50 employees, manage over 1,600 real estate properties ($300 million in value), work for 650+ client owners and house over 3,000 residents. Our teams combined have 50+ years of experience and nearly half of our staff are also real estate investors like you, so we have the knowledge and experience to deliver the best service to our client owners.

What types of customers have you worked with?

unfold fold
We work with all types of customers from DIY landlords to intentional real estate investors to accidental landlords to active military owners. From single-family homes, townhomes, condos and on up to 100+ units buildings.

Describe a recent project you are fond of. How long did it take?

unfold fold
Too many recent proud moments to share here, so please ask us.

What advice would you give a customer looking to hire a provider in your area of work?

unfold fold
Communication and maintenance response as essential in today's world...I would focus on efficiency, being proactive and transparent. In our experience, this far outweighs the price you pay.

What questions should customers think through before talking to professionals about their project?

unfold fold
Plenty of good questions, but really would focus on their timeline and the future of the property...together how can we meet your needs and goals.
