What should the customer know about your pricing (e.g., discounts, fees)?

We have designed our hybrid pricing to encompass both a flat fee along with a percentage of monthly rent. We do not charge any monies up front and do not get paid until we find you a qualified tenant. This is our commitment to you that we will work diligently to find the proper tenant for your unit.

What is your typical process for working with a new customer?

After a couple of conversations where we answer all of your questions, we send out an agreement for your review. We then answer any more questions that may come up and when you are ready, we send you an electronic agreement to e-sign. Once the agreement is signed, we gather your property information and begin to market your property right away. We answer all inquiries, review applications and set up tours based on qualified tenants and their applications. Once you have reviewed and approved a tenant, we move forward with onboarding the new tenant and getting them moved in.

What education and/or training do you have that relates to your work?

We are a team comprised of an investor, a broker and a real estate agent with many years of experience between us. We are members of NARPM and involve ourselves with continuing education courses for property management as well as those for our broker and real estate licenses.

How did you get started doing this type of work?

We saw the need for qualified, trustworthy property management services in our area and moved forward with offering a company that is committed to the owner, inspections and sense of pride when dealing with other people's assets. We are also committed to providing the best resident experience that a tenant can have.

What types of customers have you worked with?

We have worked with military members that have had to leave the area, single family home owners, multi-family units and short term rental units.

Describe a recent project you are fond of. How long did it take?

One of our owners called late one night, completely frustrated with the dealings with their current tenants. Tenants were taking advantage of the owner and did not want to pay their rent in full. Within a couple of days, we had our owner signed, we made contact with the current tenants and had our legal team involved. We were able to help find a resolution between all parties, were able to have the tenants move and we began the processing of finding new qualified tenants right away.

What advice would you give a customer looking to hire a provider in your area of work?

Be sure to compare services between each property management company. Another company may only do one inspection a year--we inspect at 45 days after tenant moves in and every 6 months. Is your property management company available or do you get voicemail with no return calls? We make it a point to make contact with our owners through email, text and their owner portal. Is your property manager approachable? Open, friendly conversation is paramount when dealing with owners and tenants who may become disgruntled!

What questions should customers think through before talking to professionals about their project?

Owners should ask property management companies things like--how much do I pay to get started? How do you find a qualified tenant? How often do you perform inspections? Can I use my home warranty? Or my own handyman? Do you offer a Resident Benefit Package for my tenants? Is there a penalty to discontinue services with you? Property management is more than just collecting a check each month. It is ensuring assets are taken care of and tenants have the best experience possible while renting.
