Leveraging almost 20 years of property management experience, we started Book It Vacation Rentals to support owners on their real estate investment adventures and give guests exceptional vacation experiences. Laura specializes in aesthetics, amenities, and guest communications, while Dmitry oversees the marketing and financial side of the business. What should the customer know about your pricing (e.g., discounts, fees)?

Our pricing is completely customized per owner and property. We don't have a set price because it is dependent on how hands-on the owner wants to be in the process and the condition of the property.

What is your typical process for working with a new customer?

We begin with an initial meeting with our sales team, followed by sending out a market analysis for the property's potential income and setup package choices with example contracts. Once the sales team has hammered out the details, and the customer has signed on, we move straight into on-boarding and pace it according to the customer's timeline.

What education and/or training do you have that relates to your work?

Our management team has a combined 30 years of property management experience. Our sales director has a Managing Broker Real Estate License, and we have two team members currently in training to receive theirs. We have done extensive training programs and research regarding the beginnings of and changes over time in the short-term rental space. We are also committed to exploring new avenues and products as they arise to provide the most return to owners and the best guest experience. Our Operations manager regularly attends webinars and reaches out to companies regarding this.

What types of customers have you worked with?

We have worked with about every type of customer. Some specifically purchased an investment property for short-term renting. In contrast, others' families outgrew their homes, and when they moved, they decided to do short-term rentals to retain the property as an investment. We even have customers who took job overseas with contracts that will end at some point, so we are helping them hold onto their homes and keep it maintained while they are out of the country.

Describe a recent project you are fond of. How long did it take?

Our favorite project last year was a complete overhaul remodel of a studio apartment in Belltown. The owner wanted us to design the entire apartment, so it went from rundown to a modern, appointed fully cohesive space. It also led to us meeting many people in the area, which gave us a lot more information about how to market the unit.

What advice would you give a customer looking to hire a provider in your area of work?

You want a company that feels right to you. It isn't always easy to take over on your own or switch companies down the road. Make sure you have as much contact as you need and get all your questions and concerns answered before you commit to a property manager. These are the people you are trusting with a significant investment. Having a level of trust you feel good about is essential, especially if you want to be hands-off and not have to think about it.

What questions should customers think through before talking to professionals about their project?

Think about your expectations. Think about what you want out of the partnership and what the dealbreakers would be in terms of whether you choose a company. Also, you should consider what type of guest experience they are providing. The better that is, the more money you will make in the long run, and your property will attract a higher level of guests usually.
