I recently demolished and rebuilt a custom home. The only work subcontracted was the ac. It was move in ready in 6 months.

You need to know who you are dealing with. Don't be afraid to ask questions. Experience is one of the most important things in the building business. You want the person that knows best, what's behind the wall, or on the other side.
