Q&A

What should the customer know about your pricing (e.g., discounts, fees)?

unfold fold
Our policy is that we work from a Construction Contract. The ability to add to or modify the contract is always agreed upon prior to the development of the final contract pricing. This will be laid out in a written Proposal and approval of the proposal. Once the proposal is approved then the Contract will be signed by OWNERS and SRv. Then work can begin. The above scenario is for a typical project.

What is your typical process for working with a new customer?

unfold fold
Typically our process, at the beginning of the project is to have a face to face meeting to discuss the work to be done and walk the project. Then Owner can then articulate their wants and desires. As the Owner, we will need to know your goals for the project and the "I Want to Do This" and "I Do Not want to do This (if you know)" lists. The things in the middle can be discussed in more depth. The reason is to have an understanding of the size, scope, basic design concept. This process may take a couple of trips and discussions. (in person or on ZOOM) Once we have a good idea of the Scope of Work we may develop a simple floor plan which will give is the ability to tract the thoughts and ideas then begin on a budget development.

What education and/or training do you have that relates to your work?

unfold fold
I have been in the construction industry for 30+ years. In my early days, I worked with my dad who owned several rental properties in the Dallas area. After college I went to work for an engineering firm in Tyler, Texas for 5 years. Other than working with the engineering team I was in charge of designing and drafting the plans and specifications for multiple types of projects that consisted of city parks, housing development designs, large spec houses, Texas Hwy Department road side Rest Areas, design and supervised the repair of dams in Texas lakes and large ponds.

How did you get started doing this type of work?

unfold fold
As mentioned above, my dad had rental property and I worked on the rental property.

What types of customers have you worked with?

unfold fold
Texas Hwy department, engineering firms, parks with swimming pool and baseball fields, commercial buildings - renovations and remodels mainly finish tenant finish out, residential remodeling and renovation.

Describe a recent project you are fond of. How long did it take?

unfold fold
Our most recent was for couple in Arlington TX. Phase 1 - was to increase the size of the house to include a much larger Master Bath and add a Workout Room on the back of the house. Phase 2 was to update the Jack 'n Jill bathroom. Phase 2 was recently completed. On Phase 1 it was essential that the Workout Room didn't look like an Addition, it had to look as if it was original part of the home. In the Master Bath we added an 18'x 18' master bathroom, large shower, 2 new closets and 2 lavatory spaces with closets.

What advice would you give a customer looking to hire a provider in your area of work?

unfold fold
#1 Make sure the contractor has a Certificate of Insurance issued by and verified by their insurance company. You should receive a copy of the certificate prior to starting the work. This policy is purchased by the General Contractor and insurance policy is valid for One Year. By doing this the Owner of the property is covered under the insurance of the General Contractor and Sub-Contractors.

What questions should customers think through before talking to professionals about their project?

unfold fold
Every customer we have ever had, from the State of Texas to all commercial project owners or lease holders; to every homeowner, all should take time to think thru and write down a list of the things we LIKE and the DON'T LIKE (in a general way); at the 60K ft. height. We always want to walk with our potential customers thru their ideas, discuss the LIKE/DON'T LIKE conversation and and perhaps a very rough budget or a RANGE budget (from X to Z). Make a copy or photo (most are done on paper) for us and the customer so we are talking from the same place. Finally, walk the existing structure, inside and out to have good understanding of the project physical size, scope, potential issues and new desires. Is this our 'Forever Home'?
