What should the customer know about your pricing (e.g., discounts, fees)?

Our pricing is detailed and 100% up-front. Our clients clearly understand every estimable cost-element of their projects before we start on-site. We keep clients apprised of the total project cost and balance over the course of the project's progress.

What is your typical process for working with a new customer?

We take time to meet with the client at the job site, review project expectations, then provide a detailed written estimate. After the client approves the work and the estimate, we sign a mutual agreement, collect a deposit and schedule the work. From here, we work with the client regularly throughout the process to maintain expectations regarding every aspect of the project including budget, completion timeframe and finished product.

What education and/or training do you have that relates to your work?

I've been investing-in and or remodeling Seattle area homes since 2002.

How did you get started doing this type of work?

I began buying properties, restoring them, and keeping them as rentals. Retail construction was a natural extension of this work.

What types of customers have you worked with?

We are a residential construction company serving the Greater Seattle and Eastside areas.

Describe a recent project you are fond of. How long did it take?

Basement and garage conversions to ADUs. I get a lot of joy taking essentially unused space in a home and converting it to increased value for my clients. In this particular project scale, I am able to use my entire repertoire of skills and those of my team--from framing all the way to finish carpentry--to build exceptional additional living space, and often additional income, for my clients.

What advice would you give a customer looking to hire a provider in your area of work?

Two things: First, make sure your are clear on what you want before you start. Planning your project up front--whether a bathroom or a whole house remodel--always saves time and costs less than planning as-you-go. Second, always get 2-3 estimates. These are expensive projects and it's worth the extra time to ensure you are maximizing the return on your investment. Third, and most important, make sure you trust your contractor. This person will be in your home, often daily for months at a time. They need to be someone you don't have any concerns about while you are away.

What questions should customers think through before talking to professionals about their project?

1. How do you plan to use the space? 2. How long do you plan to keep the property? 3. Cost vs. benefit of the project? 4. For ADUs, what is your target occupant? Renter, au-pere, etc.? 5. For anything requiring changes to room dimension, have some sort of drawn plan. 6. Permits. Permits reduce your risk and ensure viable re-sale value of the property post-construction. 7. Have a 10-15% buffer in your project budget for either intentional changes or unexpected changes required to bring a project up to safety standards.
