As a general contractor, I believe in complete transparency regarding pricing to ensure you have a clear understanding of the costs involved. Here’s what you should know about my pricing structure: Project Estimates: I provide detailed, realistic estimates based on the scope of work, materials, labor, and time required. These estimates may be adjusted if unforeseen issues arise, and I will always communicate any changes promptly. Labor & Material Costs: My pricing includes both labor and materials. Labor is typically charged on a [hourly/fixed] rate, and any materials purchased will include a reasonable mark-up for procurement and handling. If you choose to supply materials, we can adjust the estimate accordingly. Permits & Fees: If permits or inspections are required for your project, these costs will be outlined separately in your estimate. I will handle the paperwork and ensure compliance with local regulations. Payment Structure: I typically don’t require a deposit to initiate the project, but once contract is signed there will be progress payments due at key milestones. A final payment is due upon completion, but I’m happy to work with you on a payment plan that fits your budget. Change Orders: Any changes to the original scope of work will be documented through a change order and priced accordingly. I’ll make sure you’re always aware of how any modifications may impact your budget. Here’s how my journey unfolded: 1. Interest in Construction from a Young Age From a young age, I was always drawn to working with my hands and learning how things were built. Whether it was helping out with home improvement projects around the house or just tinkering with tools, I had a natural curiosity about construction. This interest grew into a passion as I got older. 2. Early Experience in the Field After high school, I decided to join the military and my specific job was a Combat Engineer. A part of my job was repairing airfields, vertical and horizontal construction along with other trades. This hands-on experience was invaluable and helped me understand the intricacies of construction—from basic carpentry to more complex tasks like framing and installing structural elements. Over the years, I worked in a variety of roles on different types of job sites, learning the ropes of everything in the residential industry. 3. Formal Education and Training After gaining some field experience, I decided to formalize my knowledge and skills by enrolling in a Construction Management program. This helped me understand not just the technical aspects of building, but also how to manage a project from start to finish—budgeting, scheduling, managing subcontractors, and complying with local building codes and regulations. 4.
