What should the customer know about your pricing (e.g., discounts, fees)?

We have many special programs for new customers depending on their needs. Please ask us! We are currently offering a low rate of 8% per month!

What is your typical process for working with a new customer?

We like to meet face-to-face in the rental property. That way we can tour the property and give a better estimation of the market value for your rental. However, many of our clients are across the country and overseas, and we handle everything through the phone, mail, and internet.

What education and/or training do you have that relates to your work?

All of our property managers are also licensed real estate agents. They exclusively practice property management. They all do 9 hours of continuing education every year in property management and law. We hold additional real estate classes every Tuesday in our office to keep up on the changing market and laws.

What types of customers have you worked with?

We work with all sorts of clients! From experienced investors of multiple properties, new investors, to a family that needs to move but doesn't want to sell.

Describe a recent project you are fond of. How long did it take?

Less than 6 hours; we began on New Year's Eve around 3:00 PM and were finished by 9:00 PM on the same day. An investor used Thumbtack to find us and needed property management before January 1st for a variety of reasons, but the main one being tax purposes. Our office had already closed for the holiday, but we quickly understood that this needed to be done fast! Our team quickly onboarded this client, contacted their tenants (who were scheduled to pay rent on the 1st), and saved the client hundreds in tax liability. I like this project because we were able to help an investor in serious need quickly and that we worked as a team to get it done!

What advice would you give a customer looking to hire a provider in your area of work?

The lowest price doesn't mean the best service or protection. A property management company should keep you safe from liabilities. Make sure your company has your best interests in mind. Finally, take a surprise tour of the office if you are able.

What questions should customers think through before talking to professionals about their project?

What does the monthly management fee cover? What about Lease Renewals, Tenant Placement, and Annual Fees? Do you have any other fees not listed? Do you charge for Maintenance or a trip fee to the owner? Can I do repairs or use my own vendors? When do you start the eviction process? How much does an eviction cost? How involved will I be as the property owner? Have you ever had a bad audit from the Department of Real Estate?
